Genesis' first task for this project was to subdivid this surplus property from the remainder Genesis worked with the client to develop multiple development scenarios for this project including single family, multi-family, office and retail uses. After presentations to the City and the Planning Commission, the mixed multi-family and office use plan was selected.

The multi-family project, Victoria Grand, encompasses 20.2 acres of the 25.4 acre site. The remaining 5.2 acres is set aside for office development.

In addition to land planning services, Genesis provided rezoning assistance, concurrency traffic studies, site design, and environmental permitting. During construction, Genesis provided stake-out services, as-built surveys and post construction certifications.

This project took one of Tallahassee's longest standing vacant buildings and transformed the site from blight to a beautiful development that provides housing to hundreds of residents.
