Genesis completed a comprehensive community plan for the Town & Country Area in Northwest Hillsborough County, Florida. This plan presented a unique challenge in that the study area was not in severe distress.

Typically, planning efforts are initiated in response to some type of turmoil or prevailing issue. In this instance, Hillsborough County observed existing development patterns that had the propensity to lead to a long term decline of the area. 13 meetings were conducted with the TNC Working Committee, in addition to an intensive three day design workshop on April 3-5, 2001. Implementation strategies and preliminary recommendations were presented to the Board of County Commissioners in August 2001. The final plan was submitted in April 2002.
