Genesis assisted attorney Paul Harden with engineering and land planning expert witness support services for this 20.8 acre industrial parcel which included an approximate 2.76 acre take for a retention facility and assess roadway. Genesis helped to determine access management damages from a roadway improvement project along New Kings Road. Genesis also developed multiple before and after conceptual diagrams to describe the developable lands, access to the property, and full taking impacts.
The project, as designed by the roadway engineers, is intended to create an overpass for a local roadway traffic over the A.C.L. Roadway which services a variety of industrial complexes in the area. Because New Kings Road was intercepted by MLK Highway, the project sought to increase capacity and efficiency for additional development further down the road.
The subject parcel was impacted with the removal of two full access points to the site and loss of developable square footage. Genesis transportation engineers evaluated this parcel for access management, and regulatory planners evaluated the municipal access requirements for industrial zoned parcels. The remainder parcel includes a circuitous route which enables a tractor-trailer to access and leave the site for this parcel.
