This 17-acre project is located next to the Helen Ellis Memorial Hospital, and when complete will provide multiple tenant retail stores anchored by a grocery store. Over 150,000 SF of office space will be constructed which will include medical and bio-medical research and other professional office tenants.  There will be approximately 362 residences constructed in the project in close proximity to the office and retail uses on site.

Design of the site incorporates criteria from the City of Tarpon Springs Land Development Code, Future Land Use Element, and Multi-Modal Transportation District. Pinellas County criteria found in the Pinellas Countywide Rules and Pinellas By Design also must be incorporated into the design.
