This community redevelopment project involved the study of different options for revitalizing a 9-block triangular shaped commercial business area within the oceanfront City of Indian Rocks Beach, Florida. It is a multi-block area surrounded by SR688, SR699 and the Intercoastal Water way. The study of options and different design concepts for improving public rights-of-way was under taken to provide solutions to eradicate deteriorated conditions in the area considered to be the city's gateway.

In addition, the design task also provided a framework which with the built improvements would encourage future quality redevelopment, rather than permit further blight.  By enhancing existing businesses with public amenities, the city as a whole, benefits from the stimulated business activity for the area.

With the initial preparation of a master plan that provides optional levels of complexity and costs, several public involvement work shops were undertaken with the general public. A number of separate work shops were undertaken with the City Commission and City Manager to fine tune the proposed improvements. Final  plans developed by Genesis, address public safety needs for reducing traffic speed and providing a pedestrian safe environment and experience. 

The design incorporates a traffic circle, on-street/off-street parking, new street lighting, signage, landscaping, irrigation systems, storm drainage, utilities, new street construction, and new sidewalks.
