The applicant (Hillsborough County Public Schools) sought to rezone an approximate 0.19 acre parcel to Planned Development (PD) to add school uses (including school parking) to a previously approved office complex. Genesis staff assessed the site and prepared and submitted the rezoning application including written statement, consistency report, and a site plan to rezone the site to PD. To ensure compatibly in the future, it was proposed that any new structures on site be in compliance with the RM-24 zoning standards and be designed in a manner consistent and compatible with adjacent Gorrie Elementary and Wilson Middle. This is a specific standard proposed in the Alternative Scenario 2 or Redevelopment scenario. Two waivers were also requested and both were to acknowledge existing potential non-conformities and/or avoid non-conformities in the future as a result of this request.

The request will provide an opportunity for the Hillsborough County Public School system to obtain additional land to support activities at Gorrie Elementary and Wilson Middle Schools.
