North American Properties developed a game-changing mixed-use residential project in the Gaines Street corridor in Tallahassee. The project consists of approximately 17,500 sf of retail, 241 residential units, and a parking structure. The retail space is located on the ground floor, with access by wide sidewalks along Gaines Street. The residential units are located above the retail on a concrete podium that doubles as a parking garage. The unique feature of this development is a community amenity deck for residents and guests that features a swimming pool, amphitheater, grilling station, sand volleyball, and common areas.

Significant coordination was required with the City of Tallahassee for shared public parking facilities, innovative parking design and synchronization of the streetscape with the project's landscape and hardscape.

Genesis coordinated the land development permitting required for this project by the City. Genesis closely coordinated with the following City departments to obtain the required permits: Growth Management, Urban Design Committee, Public Works, Solid Waste, Power Engineering, and Traffic Mobility and Planning.

The Deck was one of the first projects to incorporate the vision of the Gaines Street Revitalization, creating a liveable and walkable development within the City's urban core.
