North American Properties constructed this mixed-use residential development that includes 17,000 sf of retail space along Gaines Street in downtown Tallahassee, with 113 residential units above the retail space, and public/private parking. This development includes a swimming pool, grilling station, and common areas for residents and guests.

Coordination with the Community Redevelopment Agency (CRA) was critical due to the public/private parking agreement with the developer. Genesis provided services for the land development permitting with the City of Tallahassee including the following departments: Growth Management, Urban Design Committee, Public Works, Solid Waste, Utilities, and Traffic Mobility and Planning. 

With an aggressive design and construction schedule, Genesis was able to meet the schedule demands and keep the project within budget.
