North American Properties developed this mixed-use residential project located along Woodward Ave. between Pensacola and St. Augustine Streets. The project includes a retail component of 8,400 sf, 33 residential units, and a parking structure. Due to the topography of the site, the parking structure was designed with first-level access at St. Augustine St. and second-level access at Pensacola St.

The project site included a Hillel Jewish Fraternity house and FSU Credit Union. The proposed project relocated the two uses into a new two-story structure located on the south portion of the site. The remainder of the property was developed as a three-story residential use, constructed on a concrete podium doubling as a parking structure.

This project also required the re-alignment of St. Augustine Street to remove an unsafe offset in the road alignment. In cooperation with City of Tallahassee Public Works, Genesis was able to design a re-alignment of the road through the Woodward Ave intersection and along the project site with minimal disruption.

Genesis also provided permit coordination which required extensive contact with City of Tallahassee Growth Management, Traffic Engineering, Public Works, Solid Waste, and Electric departments.
