Located on the Santa Rosa Sound waterways, Genesis designed a Mixed-Use Master Plan on existing undeveloped property. This development includes Single Family Residential, Townhomes, Marina Condominiums, Village Center, Club House and Amenity Center, Commercial and Office Buildings and Restaurants. By rezoning to a Planned Unit Development (PUD) Genesis was able to maximize the usage of the property by:

  • Developing 715 dwelling units which meet a multitude of price ranges and life styles,
  • Allowing for generous open space and recreational areas for use by the residents,
  • Creating a waterfront component to maximize access, viewing and usage by all residents,
  • Maintaining continuous pedestrian sidewalks
  • Preservation of the existing wetlands
  • Creation of village scale, mixed-use neighborhoods that allow for both elderly residents and children,
  • Providing a network of small streets, lanes, passages, alleys, and garden walks.

A boat lift structure was designed to allow for connectivity and privacy between the residential ponds and the Santa Rosa Sound. The addition of the boat lift structure enhances the aesthetics of the waterways and allows for boat permitting conditions.
