Genesis created the Master Plan for Istoria, a Traditional Neighborhood Design (TND) with attached and detached single-family uses and mixed-use, at US Highway 1. The mixed-use area includes retail, civic, office and allows residential. The Master Plan also includes a private amenity center, internal parks, and stormwater ponds. A portion of the US Highway 1 frontage contains a wetland area that Genesis preserved as a natural amenity. The eastern edge of the site fronts the marshes of Casa Cola Creek. A park is designed along the creek as an amenity to all of the residents in the neighborhood.

Genesis completed detailed landscape hardscape design for the amenities areas within the community. This design included the entry amenity, mail shelter, community pavilion, and littoral planting design.

This project has been recognized by Folio Weekly, the Jacksonville Business Journal, and the St. Johns Vision for creating a Plan that integrates the natural beauty of the marshes with the development potential of the PUD.
