Dolphin Cay is a multi-use development project consisting of 47 single family homes and 346 condominiums housed in 7 high-rise structures. The development is tucked onto uplands adjacent to Boca Ciega Bay, Maximo Channel, and the Pinellas Bayway.  Amenities include a clubhouse with pool, beach pavilion with pool, tennis courts, boardwalks, fishing pier, and day docks.

Genesis provided conceptual planning through final construction. A complete boundary and topographic survey, along with a wetland delineation survey, were completed by Genesis and provided the base information for the detailed site design. Special attention was given to protect the existing wetlands and wildlife habitat along with additional enhancements through exotic species removal and beach stabilization.

The design elements included close coordination with the project architect to complete the grading and drainage design, utility design (potable water distribution, fire protection, sanitary sewer including pump station, and reclaimed water distribution for irrigation), parking facilities, seawall, boardwalks, fishing pier, and day docks.
