The core town center parcel was planned for a five phase build-out consisting of 213,000 SF of governmental service center and civic uses with 475,000 SF of office use, 176,000 SF of retail, and 735 dwellings.

During the analysis phase, Genesis focused on four primary drivers to determine the best use of property: current market place trends, access and visibility, regulatory framework, and family disposition objectives. The market analysis showed flexible office space and commercial spaces as being the most suitable use of the property through 2015.
