Meres Crossing Special Area Plan
Genesis Group prepared a Special Area Application (SAP) for a subsequent Comprehensive Plan Land Use Map change on behalf of AG Armstrong. This project is a mixed-use, retail, office and residential development on Alternate US 19 adjacent to Tarpon Spring’s Downtown Redevelopment District.
This 17 acre project is will provide multiple tenant retail stores anchored by a grocery store. Over 150,000 SF of office space will be constructed. Approximately 362 residences will be in close proximity to the office and retail uses on site.
As a potential LEED project, connections to the adjacent Pinellas Trail were carefully incorporated to encourage non-motorized travel. Stormwater was required to undergo strict quality treatment, as the Anclote River is a waterway of concern. A baffle stormwater treatment/inflitration system was used to exceed these requirements within dense development.
