Genesis Group assisted attorney Fred Isaac with land planning expert witness support services for this 168.84 acre residential parcel which included an approximate 36.55 acre take for a JEA repump facility, future JEA development site, and gravel access road. The property, along Race Track Road, is next to a JEA right-of-way for electrical power lines that creates the need for the facility to be located on the parcel. Genesis produced a series of "comparable" parcels to assist the appraiser in determining the value of the property, as well as the damages sustained due to JEA’s site development. In response to JEA’s initial site plans, Genesis also submitted a recommended alternate take configuration accounting for disconnections of upland area due to wetland locations.
