Genesis Group created a Preferred Development Form for the City of Fanning Springs Land Development Code. The "FCV" Florida Cracker Vernacular puporse is to permit specific planned forms of development for properties that are designated as Residential, Commercial, and/or Mixed-Use on the City’s Future Land Use Plan Map. The intent of the "FCV" zoning district is to: (1) encourage mixed-use development to include planned residential, commercial, office, and recreational development of land; (2) encourage flexible and creative concepts of site planning; (3) preserve the natural amenities of land by encouraging scenic and functional open areas; (4) accomplish a more desirable environment than would be possible through strict application of the minimum requirements of the City Land Development Regulations; (5) provide for an efficient use of land resulting in smaller networks of utilities and streets and thereby lowering net development and housing costs; (6) provide a stable environmental character compatible with adjacent properties; (7) offer density bonus incentives; and (8) create a defined overall architectural character for the community, while providing a set of guiding principles to form a foundation for the review and approvals process.
