River Glenn

Genesis Group designed and obtained development approvals for River Glenn, a unique 14 lot equestrian subdivision located amid the wetlands of northern Duval County, Florida. Through the PUD zoning, each lot is permitted for a horse barn, paddock area, garden shed, and garden plot. Adjacent to each of these accessory uses is a shared 19 acre Rural Stewardship Easement for equestrian recreational uses. Located within this Easement is an exercise ring and additional 12 stall barn. The unique shared ownership of this project allows homeowners to take advantage of the views to the adjacent Conservation Easement and equestrian amenities. A common area containing a covered pavilion and boardwalk offers a connection across the Conservation Easement to Pumpkin Hill Creek providing a community boat launch facility for kayaks and canoes.

This project has been carefully designed to protect and complement the environmentally sensitive areas adjacent to the site, while allowing for the transition to large lot residential uses.
