Genesis Group has designed a Master Plan for the development of 1,054 acres with a current agricultural land use and zoning designation. Genesis proposed a mixed-use development comprised of rural residential (151 acres), industrial (647 acres), agriculture (165 acres) and conservation (91 acres) land uses. Development will be phased in conjunction with available and planned facilities pursuant to concurrency management regulations. 

The residential development includes 150 dwelling units, a regional water treatment plant, parks and open space designated as a Transitional Reserve Area in the eastern portion of the study area. The light industrial development proposed in the north and northwest portions of the study area will include warehousing, distribution, assembly and light manufacturing with supporting office space, as well as parks and open space. A business park is planned for the central and southern portions of the area. Uses will include commercial, office, showroom, and warehouse as well as lakes, parks, and open space.
