Genesis Group designed the conceptual master plan for the 9.67 acre Morris Property located on the north side of Palm Harbor Parkway and east of the College Waterway Canal. The plan includes 56 condominium units, 4 townhome units, a 1.25 acre pond, 36 waterway boat slips, 44 boat basin boat slips, and 0.48 acres of wetland impacts.

Genesis also created a similar alternate design with an increased number of dwelling units. However, this plan would require the site to be rezoned as a Planned United Development. (PUD).
