Genesis Group prepared a Special Area Application (SAP) for a subsequent Comprehensive Plan Land Use Map change on behalf of AG Armstrong.  Called Meres Crossing, this project is a mixed-use, retail, office and residential development on Alternate US 19 near Tarpon Spring’s Sponge Docks and immediately adjacent to Tarpon Spring’s Downtown Redevelopment District.

This 17 acre project is located next to the Helen Ellis Memorial Hospital, and when complete will provide multiple tenant retail stores anchored by a grocery store.  Over 150,000 SF of office space will be constructed which will include medical and bio-medical research and other professional office tenants.  There will be approximately 362 residences constructed in the project in close proximity to the office and retail uses on site.

Design of the site incorporates criteria from the City of Tarpon Springs Land Development Code, Future Land Use Element and Multi-Modal Transportation District. Pinellas County criteria found in the Pinellas Countywide Rules and Pinellas By Design also must be incorporated into the design.
