As consultant to a private developer, Genesis Group provided land development services for a large mixed-use development.
As part of the project, Genesis Group provided design and construction management/observation for 2.5 miles of off-site 20" force main. The project involved:
- Numerous utility adjustments due to discrepancies with existing as-builts;
- County ROW and regulations;
- Innovative design using center median for utilities location.
Before the project could get underway, Genesis Group's planners were able to get the property rezoned from agricultural to mixed-use, adding significantly to the property's value. The development, when completed, will have 2750 residential units, 60,000SF of office space, 125,000SF for commercial/retail and 770,000SF for industrial use. Genesis Group is also supplying site engineering services, landscape architectural services, construction document preparation and construction observation. Significant stormwater and flood plain issues were overcome as well.
