Evergreens at Mahan

Genesis Group provided design and permitting services for the construction of a 416-unit apartment complex with pool/clubhouse, parking, stormwater management, utilities, and other amenities on a site that was previously developed.

Permitting issues for the project involved landscaping, preserved urban forests, significant slopes, land use buffers and stormwater management.

The site is separated into two separate stormwater basins: 
1) one that discharges to a FDOT drainage facility (11.7 acres) and
2) the other in a closed basin (12.8 acres).
The basin that discharged to the FDOT drainage facility required a stormwater facility that met the City of Tallahassee and FDEP’s treatment requirements and the FDOT’s critical storm analysis for attenuation.  The closed basin required a stormwater facility that met the City’s closed basin volume and recovery requirements. This involved a closed basin recovery model that included developing a continuous rainfall SWMM model that incorporated the City of Tallahassee 1964 rainfall total for the year.
