How does the proposed site meet the requirements of the new EIP
category and are there any specific requirements for this proposed site?
In addition to the rules set forth in the official comprehensive plan ammendment,
the folowwing stipulations have been agreed to by Imperium specifically for this proposed site.
Proposed Policy 2.10 (Site Specific)
- Intensities shall transition to more AG uses in east and south
- Buffer existing residential uses along S. Dover Rd & south including preservation
of existing vegetation & features
- Open space of not less than 15%
- Research/Office/Industrial Park shall be
located in NW portion of site along SR
60 and is limited to 700 acres max with
0.35 FAR (0.25 for Commercial/Hotel)
- EIP property south of the existing CSX
RR tracks is limited to AG & Aquacultural
Uses including support facilities
- Retail/Commercial shall be located in
clusters (not strip-type) near/at
entrances and not on SR 60 east of
Turkey Creek
- Uses will be phased to ensure all impacts
are adequately addressed with that particular phase
- Any proposed development on this site not
consistent with the above Policy will require
a new Comprehensive Plan Map Amendment
Future Urban Service Area (USA) Expansion Is Confined
- Existing Conservation Areas are located to the North and East of IREP
- Over 2 miles of adjacency to the USA along the property's Western boundary.
- Existing parcelized Agricultural
uses/areas to the Northeast
and South
- Adjoining Public Utility
Accessibility &
Availability Capacity
- Thoughtfully transitions from the Research/Office uses in the Northwest to Energy Production/Aquaculture/Agriculture uses to the East.
